    Chain of title, liens, judgments, easements, legal descriptions — examined against the survey and the contract, statewide, before anyone books a closing room.

    Who to call: Nothing is needed from you at this station. Call for status any time — a person answers, not a portal.

  3. Curative workStation 03 · Found first

    The problems that end closings get found here first.

    This is the station that makes the desk proactive instead of reactive — the issues are raised with the right party while there is still time to fix them.

    Who to call: If a party calls you about a raised issue, route them to the desk — it’s already being worked with whoever can fix it.

    Named plainly — the kinds of problems that surface in title work:

  5. Clear to closeStation 05 · Scheduled around you

    The closing is scheduled around the deal, not the desk.

  6. Record & disburseStation 06 · Done means recorded

    Documents recorded. Funds disbursed. File closed.

    The deed and mortgage go to record, funds move as instructed, and policies issue — the file ends the way it opened: handled by the same desk.
